Government Reverses Housing Policy Amid Backlash

The UK government has abandoned plans to relax affordable housing rules for medium-sized developments following significant opposition from housing experts. The proposed changes would have allowed developers to opt for cash payments instead of building affordable homes on-site for projects with 10 to 49 houses. Critics warned this could drastically reduce the availability of affordable homes, particularly in rural areas where such developments are crucial.

This decision is a notable shift in housing policy, reflecting the government’s responsiveness to public concerns. The National Housing Federation highlighted that over half of affordable homes in rural areas come from these medium-sized sites. By maintaining the current quotas, the government aims to safeguard the delivery of social housing and meet its commitment to increase affordable housing stock.

The consultation revealed that 41% of respondents opposed the changes, indicating widespread discontent among stakeholders. The government acknowledged this feedback, stating that the proposed policy could hinder their goal of building 1.5 million new homes by the end of the parliament.

While the relaxation of affordable housing rules has been scrapped, the government is still pursuing other measures to stimulate housing development, such as encouraging councils to approve projects near transport hubs. This approach aims to balance the need for increased housing with the necessity of maintaining affordable options for communities.
