The Unlikely Future of Inheriting Property in Spain

A recent study reveals that 61% of Spaniards believe inheriting a home is unlikely, highlighting the challenges in accessing housing. This perception stems from a strained housing market where buying a property has become increasingly difficult for many. While some view inheritance as a potential solution, most do not incorporate it into their life plans, with only 26% actively considering it for future projects.

The research indicates that inheritances are becoming a crucial lifeline for those trying to enter the housing market. With over 225,000 financial transactions from families recorded in 2025, the reliance on intergenerational support is growing. This trend underscores the widening affordability gap, making homeownership more dependent on family assistance.

Interestingly, inherited homes are more commonly sold than rented, with 21% of sellers reporting they inherited their property. In contrast, only 12% of landlords rent out inherited homes. The motivations for selling often include personal needs and concerns about tenant issues, while those renting seek steady income.

As the housing crisis continues, the perception of inheritance as a viable path to homeownership may shift. However, for many, it remains a distant possibility rather than a concrete plan, reflecting broader economic uncertainties that could affect future housing policies and family financial dynamics in Spain.
